Boiler Service

It is strongly recommended by all gas appliance manufacturers that their appliances be serviced on a regular basis, ideally every 12 months and a requirement to maintain the warranty on the boiler.

This not only ensures that the appliance is running at its optimum efficiency but also that it is operating safely. Regular servicing can lengthen the life of the appliance and reduce energy bills.

We carry out several checks and any necessary adjustments during the service to ensure efficiency and safety.

Power Flushing

No matter what fuel source is used the build-up of sludge in a hot water central heating system is sometimes inevitable. Power flushing will remove the sludge and scale from your system, which may have built up over a period of time.

This sludge can block pipes and the heat exchanger within the boiler resulting in poor central heating system performance and prevent radiators from distributing heat around your home efficiently.

By power flushing your system and installing a primary magnetic system filter this will reduce the risk of blockages and help to make the system work more efficiently.

It is a manufacturers requirement that when installing a new central heating system, the system is power flushed or cleansed before work commences.

Landlord Gas Safety Certificates

It is a legal requirement of The Gas Safety (Installation and Use) Regulations 1998, which came into force on 31 October 1998, that all landlords letting a property must arrange for an annual gas safety check to be carried out every 12 months by a GAS SAFE registered installer.

The landlord must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.

Guidance On Legionnaires' Disease For Landlords

Landlords of residential accommodation have responsibilities for combating Legionnaires' Disease. Health and safety legislation requires that landlords carry out risk assessments for the Legionella bacteria which cause Legionnaires' Disease and thereafter maintain control measures to minimise the risk. Most rented premises will be low risk but it is important that risk assessments are carried out and control measures introduced.

Risk assessments

Landlords are under a duty to ensure that the risk of exposure to tenants, residents and visitors by Legionella is properly assessed and controlled. For most residential settings the risk assessment may well show the risks are low so long as simple control measures are followed. This will apply to houses or flats with small domestic type water systems where the water turnover is high. Provided the risk assessment shows that the risks are insignificant and the control measures are being properly managed no further action would be necessary. It is important, however, to keep the assessment under review periodically in case anything changes to the system.
